Barnet
Smart Home Integration
Smart Home
Our Client
Barnet is a striking five-bedroom contemporary residence in North London, built on a sloping site with extensive glazing, outdoor terraces and strong architectural character. The home required technology that could support comfortable, reliable day-to-day living while protecting the visual clarity of the property.
The client appointed Modus Vivendi to provide a discreet and integrated system across comfort, control, media, networking and security. The priority was to ensure the technology supported the way the home was lived in without interrupting the architecture, views or overall design language.
The Brief
The architecture created a demanding environment for Smart Home Integration, with open volumes, large, glazed elevations, and multiple lifestyle spaces requiring careful technical coordination. The project called for a considered approach that could support performance and usability without compromising the strength of the architectural design.
Our Solution
The project focused on integrating technology in a way that supported everyday living while preserving the clean architectural character of the home. In a visually exposed contemporary setting, this required careful coordination so that control, lighting, audio, connectivity, and security could work together without introducing unnecessary visual disruption.
We structured the system around a centralised technical backbone, combining Crestron control, heating integration, managed networking, audio distribution, CCTV, and gate entry into one coordinated environment. Rako lighting and shading allowed the house to respond more intuitively to various times of day and activities, while whole-home Wi-Fi & networking supported stronger long-term stability across the property. A dedicated entertainment space was also integrated into the wider scheme, allowing cinema audio, source equipment, and control to sit naturally within the home’s overall system logic. The result was a home where technology remained discreet, but the experience felt complete, reliable, and aligned with the architecture.
