Our Client

Elstree is a contemporary new-build home where smart home integration needed to be considered from the early stages of construction, rather than added after the architectural and engineering decisions were already fixed. The project required a coordinated design-pack tender and close collaboration across specialist suppliers, engineering teams and the wider build programme.

The client appointed Modus Vivendi to provide an integrated smart home scheme across comfort, control, lighting, media and wider home technology. The priority was to bring technical clarity to a complex residential build, ensuring the systems worked together while preserving the architectural intent of the home.

The Brief

The client had already appointed German house-building company Baufritz, with the project requiring close coordination between their engineering team, Modus Vivendi, and a number of third-party suppliers. The brief extended across lighting, blinds, heating, CCTV, intercom, security, a roof-mounted weather station, and a multi-purpose home cinema space, all needing to operate as one coherent system.

Our Solution

Once appointed, we worked with the homeowner to finalise the scope and technical brief, shaping the system around both the architectural direction of the house and the practical demands of day-to-day use. The final scheme brought together lighting, blinds, heating, CCTV, intercom, weather monitoring, and a multi-purpose home cinema room through a fully integrated Control4 platform, creating a more intuitive and consistent control experience across the property.
Because of the number of third-party suppliers and technical dependencies involved, the project demanded a high level of coordination throughout the design and installation stages. The result was a fully integrated smart home that combined technical complexity with clearer day-to-day usability.
