Smart Home & Home Cinema

Control4 Smart Home, Lutron Lighting & Integrated Entertainment

This whole-home project in Seal brings together intuitive control, architectural lighting, entertainment and robust infrastructure across the property. At its centre, Control4 provides simple, unified control of key systems, supported by Lutron lighting, distributed audio, home cinema and a dedicated golf simulator. The result is a connected home where technology works quietly in the background, making everyday control simpler while supporting entertainment, comfort and flexibility across multiple spaces.

Our Client

Oaklands is a substantial private residence in Seal, shaped around family living, entertaining and leisure, with dedicated spaces including a basement cinema, gym, lounge / TV room, kitchen / dining areas and a vaulted golf / games room. The home required technology to support multiple connected spaces without disrupting the architectural plan.
The client appointed Modus Vivendi to provide a discreet, reliable and intuitive system across comfort, security, media, cinema and wider home control. The priority was to create clarity across a complex residential environment, ensuring the technology supported everyday use while remaining integrated and easy to manage.

The Brief

The brief combined whole-home smart control with a series of distinct entertainment and lifestyle spaces, including a lounge/TV room, entertainment room, gym, play room, external audio areas, and a golf and games room built around an existing TrackMan simulator. The project also required structured pre-wire, centralised racking, lighting and motorised shading, CCTV, entry, and networking to support consistent performance across the property.

Our Solution

We structured the project around a centralised backbone, combining Control4, Lutron lighting and shading, managed networking, distributed AV, CCTV, entry and equipment racking into one coordinated environment, with dedicated cinema and golf spaces designed around intuitive control, reliable performance and everyday use.

Entertainment spaces were designed around their intended use, including a basement cinema, lounge / TV room and a dedicated golf and games room with integrated audio, video and control. The result is a more connected home with stronger technical foundations, consistent performance and technology that supports both everyday living and leisure.
