Smart Home Integration
Our Client
Sevenoaks V is a developer-led scheme of contemporary new-build homes near Sevenoaks, where technology needed to be planned as repeatable property infrastructure rather than a one-off private installation. The project required a consistent approach across multiple plots, supporting modern living while keeping the technical specification practical, scalable and discreet.
The client appointed Modus Vivendi to provide a reliable system foundation across TV distribution, networking, lighting readiness, audio pre-wire and security-related infrastructure. The priority was to add value for future homeowners without overcomplicating the build or handover process.
The Brief
The homes needed to be prepared for smart technology from the outset, rather than relying on piecemeal upgrades after handover. Lighting control, Wi-Fi & networking infrastructure, television distribution, multi-room audio pre-wire, and 4K video readiness all needed to be coordinated early so future owners could adopt connected systems more easily over time. In the show home, the brief also extended to a more complete demonstration of control, entertainment, CCTV viewing, and integrated living.
Our Solution
Modus Vivendi developed a future-ready infrastructure strategy across all five properties, with full first-fix preparation for smart home technologies and Control4 Smart Lighting integrated as part of the base scheme. This allowed scene-based lighting control to be available from first occupancy, while also adding a useful security layer through occupancy simulation when the homes were vacant. Data cabling, television distribution, and pre-wiring for multi-room audio and 4K video were all coordinated early so the properties could support stronger connectivity and easier upgrades over time.
In the show home, these principles were demonstrated more fully through integrated Control4 touchscreens, voice control, CCTV viewing capability, 4K television distribution, and multi-room audio across key living spaces, with further rooms prepared for future expansion. The result was a development that felt more complete from day one, while still giving future owners flexibility to build on the infrastructure already in place.
