Our Client
St George’s Hill is a substantial luxury residence extending to approximately 13,754 sq ft and designed around family living, entertaining and leisure. With six bedroom suites, an indoor pool, gym, sauna, steam room and cinema room, the home required technology that could support a large private residence without competing with its scale or architectural character.
The client appointed Modus Vivendi to provide a discreet, reliable and intuitive system across comfort, security, media and wider home control. The priority was to ensure the technology enhanced everyday living and leisure use while remaining integrated, practical and easy to manage.
The Brief
Our first task was to review the work already completed on site and assess what needed to be improved, completed, or reconfigured. The aim was not simply to finish the installation, but to turn the property into a properly functioning integrated home with clearer usability and stronger buyer appeal.
Our Solution
We began by auditing the existing installation and identifying what needed to be corrected, completed, or reworked before the wider scheme could operate reliably. From there, we built on the existing infrastructure to create one coherent control experience across the property, integrating lighting, shading, heating, gate and door entry, intercom, CCTV, distributed audio-visual, bathroom television, Wi-Fi & networking, and a dedicated cinema space. Because the home was intended for resale, the system was shaped to feel complete, commercially sensible, and easy to live with from first occupancy, while still allowing a future purchaser to expand and tailor the technology over time.
