CCTV INSTALLATION & SECURITY SYSTEMS

Modus Vivendi designs and installs CCTV and security systems for homes and commercial properties across London, Kent and the Home Counties. Systems can include CCTV, access control, intruder alarms, intercoms and door-entry systems, planned around the property, access requirements and day-to-day use. Security can also be planned alongside wider smart home systems where relevant.

For larger residential and commercial projects, Modus Vivendi works with private clients and professional project teams so security requirements can be considered alongside the wider property infrastructure from an early stage.

Modus Vivendi works with private clients, architects, developers, and consultants to ensure security systems are considered early and integrated into the wider environment. This approach supports consistent monitoring, controlled access, and long-term system reliability without unnecessary complexity.

Access Control

With the increasing use of online services and home deliveries, access control has become more important in maintaining secure and manageable entry to the property. As part of wider Smart Home Integration, entry systems can call through to mobile devices, allowing calls to be received from a gate or door panel, with the ability to see and speak to visitors remotely.

Access control systems can also incorporate biometric entry, using fingerprint or retina recognition to manage access through gates or doors. In higher-tier configurations, authorised entry can trigger user-specific scenes, including timed events such as evening lighting, so access and system behaviour remain coordinated.

CCTV

Due to the size and scale of some properties, CCTV is often used even when the client is at home to view different areas of the property. As part of a wider Security Systems approach, cameras can be accessed quickly to monitor external areas, such as when children are outside while you are elsewhere in the house.

Networked CCTV systems also allow the property to be viewed remotely when the client is away. Integrated within Smart Home Integration, this ensures monitoring remains consistent and accessible without requiring separate systems.

INTRUDER ALARM

Intruder alarm systems can be integrated into your Crestron or Control4 control system, providing more detailed visibility into the status of the house through a single user interface or app, rather than separate remotes, fobs, or keypads. This creates a more unified approach to security and control across the property.

Through the use of PIRs and contact sensors, the system can also trigger related events. For example, if the landing PIR is activated during selected night-time hours, low-level lighting can be introduced across the stairs and entrance hall, so movement, alert status, and lighting behaviour remain coordinated.
